How often should common areas be cleaned?
Day-to-day upkeep of the kitchen, bathrooms, and shared living spaces belongs to the members. That's part of the membership agreement, and in a well-run house it covers most of what happens between professional visits.
On top of that, nearly every host we work with layers in a professional cleaning service. Monthly is the most common schedule, and it's enough for a stable house where members have settled into a rhythm. Houses with more rooms, higher turnover, or a stretch of back-to-back move-ins usually do better on a biweekly cadence, simply because more people through a kitchen means more that slips.
If you're not sure which one you need, start monthly and watch what the cleaner reports. If the first visit takes noticeably longer than it should, that's your signal to tighten the schedule.
What do PadSplit members handle themselves?
PadSplit's own house rules put the daily basics on the members, and they're straightforward:
- Taking out trash and keeping bins from overflowing
- Washing their own dishes instead of leaving them in the sink
- Wiping down counters, stovetops, and tables after cooking
- Keeping personal items out of shared spaces like the living room and bathroom counters
Why do hosts add a professional service anyway?
Because member-only cleaning depends on several people cooperating at the same time, every week, with no one keeping score. One conscientious member can carry a house for a while, but the moment they move out, standards drop, and you usually hear about it through a complaint rather than a check-in.
PadSplit has noted positive feedback from hosts who add a monthly cleaning service covering common areas, vacant rooms, refrigerators, and bathrooms. That matches what we see on the ground: a regular professional visit resets the baseline, so small problems never get a chance to compound into a bad review or a member deciding the house isn't worth staying in.
It also gives you eyes in the property. A cleaner walking through every month notices the slow leak, the broken blind, and the room that's being treated badly long before it turns into a repair bill.
What does a monthly common-area clean include?
A proper monthly visit goes well past a tidy-up. Here's what we cover on a standard common-area clean:
- Kitchen deep wipe-down: counters, cabinet fronts, stovetop, backsplash, and sink
- Bathroom sanitizing: toilets, showers, tubs, sinks, and mirrors
- Floors throughout shared spaces, vacuumed and mopped
- Trash and recycling areas emptied, wiped, and reset with fresh liners
- Refrigerator check: expired food pulled, spills cleaned, shelves wiped
- A quick pass on vacant rooms so they're showable, not stale
If you'd rather not track this yourself
Monthly common-area cleaning is built into our All-In-One PadSplit service, alongside maintenance checks, room turnovers, and lawn care, so it runs on a set cadence without you scheduling anything. If you're already handling it and it's working, keep going. If it's one more thing on a list you don't want, that's what we're here for.
