What's actually required in every room?
PadSplit's own host guidelines are specific about this, and skipping a required item is the fastest way to get a room bounced back during listing review.
Required in every bedroom
- Full-size bed and mattress
- Mattress cover
- Built-in closet with closet rods, or a freestanding armoire if there's no closet
What's recommended but not required?
These aren't dealbreakers for listing approval, but rooms that skip them tend to sit longer and photograph worse.

- Artwork or wall decor
What do members bring themselves?
PadSplit rooms come furnished, so members aren't allowed to bring large furniture, no beds, desks, couches, or dressers of their own. What they do typically bring: linens (sheets, towels), kitchen items, and cleaning supplies. Some also add small personal touches like a mini-fridge, TV, or small lamp, but the room itself needs to be fully functional without any of that.
Room safety standards every space has to meet
Beyond furniture, PadSplit enforces safety requirements tied to HUD guidelines. These apply to the room itself, not just what's in it:

- Smoke detector in every room
- Minimum room size of 80 square feet
- Minimum wall length of 7 feet
- 2 points of egress for every room
Miss any of these and PadSplit can deactivate the room or remove the property from the platform entirely, so it's worth confirming before furnishing even starts, not after.
